The EMI formula, in plain English
Every bank in Pakistan, India and most of the world uses this exact formula.
| What | Formula | Notes |
|---|---|---|
| EMI formula | EMI = P x r x (1+r)^n / ((1+r)^n - 1) | P = principal, r = monthly rate (annual / 12 / 100), n = months |
| Total interest | Total interest = (EMI x n) - P | Every rupee you pay beyond the original loan amount |
| Monthly rate from annual | r = annual rate / 12 / 100 | 11.5% per year becomes 0.00958 per month |
| Example | Rs 25,00,000 at 11.5% for 15 years | EMI approx Rs 29,220, Total interest approx Rs 27,60,000 |
How tenure changes your loan
Longer tenure means lower EMI but much more interest. Here is the trade-off.
| Tenure | Effect on the loan | Best for |
|---|---|---|
| 5 years | Highest EMI, lowest total interest | You can afford a higher monthly payment |
| 10 years | Balanced, common sweet spot | Most home and car loans |
| 15 years | Lower EMI, moderate total interest | Large home loans on a fixed income |
| 20 years | Lowest EMI, highest total interest | Only when cashflow is tight |
Why this is the best EMI calculator
Most online EMI calculators only show the monthly number. This one shows where every rupee goes and how to save lakhs.

Accurate EMI formula
Uses the standard reducing-balance formula: P times r times (1+r)^n divided by ((1+r)^n minus 1). Every bank in Pakistan, India and most of the world uses this exact method. Results match what your bank shows to the rupee.
Full amortization schedule
See every month, split into interest and principal, with opening and closing balance. Group by year to see the big picture, or drill into months for the full detail.
Prepayment simulator
Add an extra amount every month, a one-time lump sum, or both, and see exactly how much interest you save and how many months you shave off the loan. This is where the real money is.
Principal vs interest chart
A clean donut chart shows the split between what you borrowed and what you are paying in interest. Most people are shocked the first time they see it on a 15 or 20 year loan.
Six currencies
Switch between PKR, INR, USD, EUR, GBP and AED with one tap. Amounts are formatted with the right symbol and shorthand (Lakh and Crore for PKR and INR, K and M for the rest).
Download and share
Export the full month-by-month schedule as CSV. Opens in Excel, Numbers or Google Sheets. Or copy a plain-text summary with the EMI, total interest and prepayment savings.
Works for any loan type
Home loan, car loan, personal loan, business loan, student loan, gold loan. The math is identical. Set your amount, rate and tenure and you get the correct EMI.
Runs entirely in your browser
No financial data is sent to a server. No amount, no rate, no tenure leaves your device. If you would not share your loan details with a stranger, this is the calculator to use.
What people use it for
Plan a home purchase
Before you talk to a bank, see what a 2 crore, 1.5 crore or 50 lakh loan actually costs per month. Adjust the tenure to find what fits your income, and see how much the rate matters.
Compare car loan offers
Two banks offer slightly different rates. Run both through the calculator and see the rupee difference in total interest over the full term. It is often lakhs of rupees.
Test prepayment strategy
You have an extra 20,000 per month. See how much you save by paying it against the loan instead of spending it. On a long home loan, the answer usually surprises people.
Understand your bank number
Your bank statement says the EMI is 42,318. Run the same numbers here and you will see exactly where the money goes each month. How much goes to interest, how much to principal.
Build a repayment plan
Save the CSV, open it in Excel, and track your actual repayments against the plan. Adjust the numbers each year to see if you are ahead or behind.
Business and finance students
The amortization schedule is a clean reference for how reducing-balance loans work. Copy the summary or export the CSV for coursework and assignments.
Questions people ask
What is an EMI?
EMI stands for Equated Monthly Installment. It is the fixed amount you pay your lender every month until the loan is fully repaid. Each EMI is made up of two parts: interest on the outstanding balance, and a portion that reduces the principal. Early in the loan, most of the EMI goes to interest. Later, most of it goes to principal.
How is EMI calculated?
The standard formula is EMI = P x r x (1+r)^n / ((1+r)^n - 1), where P is the loan amount, r is the monthly interest rate (annual rate divided by 12 divided by 100), and n is the number of monthly payments. For example, a 25 lakh loan at 11.5% for 15 years gives an EMI of around Rs 29,220 per month.
Does this calculator work for home, car and personal loans?
Yes. The mathematics is identical for any reducing-balance loan. Home, car, personal, business, education, gold, anything. Set the loan amount, the rate your bank quoted, and the tenure, and the EMI will be correct to the rupee (or dollar, euro, etc).
Why is my bank EMI slightly different from this calculator?
Small differences come from a few sources. Some banks round the EMI to the nearest rupee and adjust the final month. Some add a processing fee or insurance premium that gets folded into the loan amount. Some use daily-reducing balance instead of monthly. If the difference is more than 1 to 2 percent, check whether your bank included any charges in the principal.
What is an amortization schedule?
An amortization schedule is a full table showing every single monthly payment over the life of the loan, broken down into interest and principal, with the opening and closing balance for each month. It shows you exactly where your money goes each month. This tool shows it by month and can group it by year.
How much do I save by prepaying my loan?
It depends on when you prepay and how much. Paying extra early in the loan saves far more interest than paying the same amount later, because interest is calculated on the outstanding balance. Use the prepayment section of this calculator to see exactly how much you save. The answer is often lakhs of rupees on a long home loan.
Should I prepay my loan or invest the money?
If your loan rate is 11% and your expected investment return is 15%, investing is mathematically better. If your loan rate is 13% and your investment return is 8%, prepaying is better. This is a personal decision that depends on your risk tolerance, tax situation and peace of mind. The calculator shows you the guaranteed return on prepayment. You compare that to your expected investment return.
What happens if I choose a longer tenure?
A longer tenure lowers your monthly EMI but massively increases the total interest you pay. On a 25 lakh loan at 11.5%, going from 15 to 20 years saves roughly Rs 3,000 per month but costs around Rs 8 to 10 lakh more in total interest. The tool shows both numbers clearly.
Does the calculator handle floating rates?
Not directly. It assumes a fixed rate for the life of the loan. For floating rates, you can re-run the calculation at each new rate to see the effect on your remaining EMI and outstanding balance. Many borrowers do this after every RBI or SBP policy change.
Can I export the amortization schedule?
Yes. Click Download schedule (CSV) and you will get the full month-by-month breakdown as a comma-separated file. Open it in Excel, Google Sheets or Numbers to track your actual repayments against the plan, or use it for tax documentation.
Is this calculator free, and is my data private?
Completely free, no sign-up, no email. Every calculation runs in your browser. No amount, rate or tenure is ever sent to a server. If you would not share your loan details with a stranger on the internet, this is the calculator to use.
Which currency should I pick?
Whatever currency your loan is denominated in. The calculator formats amounts with the correct symbol and shorthand (Lakh and Crore for PKR and INR, K and M for USD, EUR, GBP and AED). Switching currency does not change the numbers. It only changes how they are displayed.
Your loan details never leave your device
